The legal framework of domiciliation in Belgium
In Belgium, every company must have a registered office recorded in the Crossroads Bank for Enterprises (CBE). Domiciliation lets you use a center's address as the registered office through a written agreement. That address becomes your company's legal address: mail from the FPS Finance, VAT, courts and CBE is sent there. The practice is perfectly legal as long as the mail is genuinely managed there.
Approved centers and anti-money-laundering obligations
Domiciliation centers are subject to Belgian anti-money-laundering (AML) legislation. They must identify their clients, verify ultimate beneficial owners (UBOs) and keep a domiciliation agreement. This is a mark of reliability: a compliant center protects your company and the credibility of your address. Always favour a center that meets these obligations.
In which region should you domicile your company?
Belgium has three regions, each with its strengths. Brussels offers the prestige of the capital and the European institutions; Flanders a dense economic fabric around Antwerp, Ghent or Leuven; Wallonia often more affordable addresses. The choice depends on your market, image and budget — the address doesn't have to match your real place of work.
- Brussels: prestige, capital, European institutions
- Flanders: Antwerp, Ghent, Bruges, Leuven, Mechelen
- Wallonia: Liège, Charleroi, Namur, often gentler prices
Documents, price and services in Belgium
To domicile your company, the center usually asks for the representative's ID, the articles of association or enterprise number, and the signing of the domiciliation agreement. Prices range from €20 to over €100 per month depending on the region and services: mail handling and scanning, forwarding, meeting rooms, phone answering.
